  • DAVIS LOVE ADDED TO GRAND SLAM LINE UP

    With Ernie Els bowing out due to conflicting schedules, Davis Love III has been added to the Grand Slam foursome, thanks to his high PGA tour standing.     MORE SAND FOR BRENNECKE'S BEACH

    Kauai County is working with the State through the Department of Land and Natural Resources (DLNR) to obtain the necessary permits and licenses to obtain 25,000 cubic yards of sand.  If successful, a significant portion of that sand will go to Brennecke's Beach, as well as other County shoreline projects around the island.  This is a business I’d like to be in—selling sand in the Hawaiian Islands.  Shouldn’t be too much trouble obtaining product, huh?

    SUMMER SURVEY RESULTS

    The Poipu Beach Resort Association’s recent visitor profile survey project collected questionnaires from guests staying in the region at numerous properties between late July and mid August.  When comparing the average statistics against the same period two years ago some significant differences showed up. This year, 54% came from California vs. 45% in 2000.  50% planned to stay only on Kauai as opposed to 47% in 2000.  In 2002, more booked their reservation via the Internet; 15% vs. 10% in 2000. 

    Honeymooners made up only 10% of the total surveyed, while two years ago it was 16%.   But family groups were way up at 46% vs. 28% two years ago.  August 2002 also brought more shoppers, snorkelers, kayakers, surfers, and helicopter riders.  Summer-time visitors this year were also more affluent with 38% over the $125,000 mark in annual household income.  Results were compiled by Data Space Industries.

    Atheist's Prayer

    As an atheist walked through the forest, he smiled at the beauty that was all around him and said, "What natural wonders the powers of evolution have created."

    Just then he heard a rustling near the river. He went to investigate and a 7-foot-tall grizzly bear was tearing down the path towards him. The man took off like a shot, and when he got up the courage to look back, he saw the bear was catching up fast.

    He tried with all his strength to pick up the pace, but he tripped and crashed to the ground. As he tried to get up, the bear jumped on his chest and picked up one paw to whack him.

    The atheist screamed, "Oh my God!!!"

    Time stopped! The bear froze. The forest was silent. Even the river stopped moving.

    As a bright light shone upon the man, a voice boomed from the heavens, "You deny my existence for all of these years, teach others I don't exist, and even credit creation to a cosmic accident. Do you expect me to help you out of this predicament? Am I to count you as a believer?"

    The atheist looked directly into the light, "It would be hypocritical of me to suddenly ask you to treat me as a Christian now, but perhaps could you make the bear a Christian?"

    "Very well," the voice said.

    The light went out, the river ran again, and the sounds of the forest resumed. And then the bear dropped its right paw, brought both paws together, bowed its head and spoke:

    "Lord, for this food which I am about to receive, I am truly thankful."

    Housing Market on Kauai

    The housing market on Kauai continues to be a sellers market with fewer homes for sale than there are buyers.  Homes priced “at the market” sell within a short period of time after being listed.  That means if you’re a Kauai home seller in this market and your home isn’t selling, the odds are very good that your price is too high. 

    Buyers in this market should not be searching for bargain prices because there aren’t any.   Great prices can be found in a buyers market when sellers are forced to lower prices to attract one of the reduced numbers of buyers.  The bargain for buyers in this market, however, is interest rates, which recently hit 30 year lows. 

    You could purchase a $300,000 property today with 30 year fixed rate financing and have lower monthly payments than someone who purchased six months ago for $275,000.  So even though you may have to pay the seller the full asking price (or more), you’ll be able to obtain financing at an interest rate that amounts to a de facto 10% savings on the price.  Something to keep in mind when that seller won’t budge on the price.
     

    East Side Real Estate (In and around Kapaa)

    The Plantation Hale condos are located a hop skip and a jump from the Coconut Marketplace Shopping Center.  All units here are pretty much the same, 633 square feet with one bedroom, one bath and a full kitchen.  Prices range from $83,000-$89,000 for leasehold units.  Fee simple condos begin at $103,000 and go all the way up to $135,000.  Oh, and the owner of the $135,000 place is firm on the price says the listing agent.  Guess they expect a sale sometime in 2006.

    The other Condo complex in Kapaa is Pono Kai and it is located right on the water, whereas Plantation Hale is a block away.  Naturally the prices reflect that location and a fully furnished, fee simple end unit on the second floor is $299,000.  It is oceanfront and has two bedrooms, two baths with 1148 square feet.

    One realtor said this next property was one of the best buys per square foot in the area.  What he didn’t mention (and I know him personally) is the condition of the property.  When Jimmy says “Not glamorous.  Needs work.” you can count on finding an absolute dump.  You can’t question the value as rental property though.  There is a main house which Jimmy says can be rented for $900 (figure $750 without fix up) plus three other units currently rented for $450 each.  That’s a total of 6 bedrooms, four baths and 2700 square feet for $249,000.  Not bad.

    Another listing that caught my eye was (2) three bedroom homes plus a two bedroom home located on a 14,700 square foot lot for $275,000.  How do you spell rural living?  This is it.  The houses are painted a redwood color and have white trim with tin roofs.  Reminiscent of the homes that were built during the hey days of the sugar plantations.

    A relatively new planned development in and around Kapaa is Kulana. Community amenities include: A six acre recreational lake with a community pavilion and many acres of open space, along with horse, bike, and jogging trails that take you past the many natural areas located throughout Kulana. Underground utilities, design guidelines and community covenants provide assurance of beauty and value. The exclusive, 1 to 7 acre condominium home sites are priced from $165,000 to $700,000.  You can also purchase 2.1 acres here for $42,000.  The catch?  You can’t build a home on the property but what a pasture for the horses, huh?

    Every Friday night from 5 - 9 p.m. is Hanapepe Art Night and is unique. Participating galleries take turns being the weekly host gallery, offering original performances or demonstrations which become the theme for that art night. All the galleries are lit up and decked out, giving the town a special atmosphere. Enjoy a stroll down the streets of quaint, historic Hanapepe Town and meet the local artists.  This is also the only night the Hanapepe Café is open (it’s otherwise open for breakfast and lunch) and it is a wonderful restaurant serving vegetarian fare.     Seaview Terrace at Hyatt Regency Resort & Spa, Poipu, 6:00 - 8:00 PM.  Be sure and call (808) 742-1234 to double check the type of performance.  Some nights there is guitar music, others keiki hula with young children performing.  If you’ve never seen 3-9 years olds doing the hula, you should go.  It’s really a joy to watch.

    Monday through Thursday go on Crater Hill Hikes.  From the Kilauea Point National Wildlife Refuge Visitor’s Center, you can join this 2 to 2-1/2 hour hike. Guides discuss the geology of the island and Crater Hill, seabirds and migratory birds, native plants, and marine wildlife that visit Kilauea Point. Spectacular setting including historic Kilauea Point Lighthouse, visitor's center, and grounds open all day. Free with paid entry fee of $3 to the Wildlife Refuge.     Monday through Friday take a Gay & Robinson Tour. See Makaweli's sugar irrigation systems Mon - Fri, 8 - 4 p.m. Exhibits show the 17.5 mile Koula Ditch, 13 mile Olokele Ditch, and history of Gay & Robinson, Olokele and Hawaiian Sugar Co. plantations. Free. Call (808) 335-2824.

    Tuesdays, Thursdays and Saturdays go for a Kapaa History Tour.  Take walking tours through Kapaa town.  Meet at Pono Kai Resort lobby at 10 am. Call (808) 245-3373 for reservations. 

    Tuesdays through Saturdays take the kids to the Kauai Children’s Discovery Museum.
    "Deep Sea Giants" is an amazing interactive exhibit of robotic ocean creatures. Permanent exhibits include multi-cultural keiki village, coral reef at night, virtual reality stations, magic tree house library and more. Admission is $4.50/$3.50. Located at Kauai Village Shopping Center in Kapaa. Daily summer camp is offered weekdays. For more information call (808) 823-8222.

    Mondays are reserved for the Historic Waimea Walking Tour. This 90 minute tour offers a glimpse of historic Waimea town Mondays at 9:30 a.m. Call (808)338-1332.

    Mondays through Fridays enjoy a Sugar Mill Tour.  This two-hour field and factory tour is given twice daily at 9 a.m. and at 1 p.m. There is an admission charge for the tour, but admission to the Visitor Center is free and is open 8 - 4. Kaumakani Ave. Call (808)335-2824 for reservations. 

    Mondays through Fridays take advantage of any one of a number of Garden Tours.
    North shore Limahuli Garden: Restored ancient taro fields, rare species, and spectacular views. (808) 826-1053.

    Tuesdays, Thursdays and Saturdays stroll back in time with a Walking Tour of Old Waimea Sugar Plantation and Cottages.  The tour meets at 9:00 a.m. and lasts approximately 90 minutes.  Volunteers lead you through Waimea Plantation Cottages, a vacation resort of restored plantation houses, and the neighboring Waimea Sugar Company "camp" of houses dating to the turn of the century.     Mondays, Tuesdays, Wednesdays and Thursdays take a Kauai Museum Tour.
