On the front page of the December 1st edition of our Garden Island newspaper, the following headline appeared "Median Home Prices Jump 76 percent". That's been the story of our real estate market this entire year. The article by Phil Hayworth went on to say
"The median price of a single family home on Kauai rose to a staggering $580,000 in October, dwarfing September's $535,000 median. Kauai led the state last month with a 76 percent increase over the same month last year. Kauai's median prices were second behind Maui, where the single family home median there ran $607,500.
The most expensive homes on Kauai could be found in Hanalei, where 14 homes were sold for a median of $754,750. Koloa homes brought stiff prices too, where 17 homes were sold for a median of $605,000. About half of the 34 condos sold in October, were in Hanalei, for a median price of $500,000.
Real estate professionals sold 70 houses and 34 condos on Kauai in October. The 28 Kawaihau homes sold for a median $520,000, while homes in Waimea and Lihue, which together saw only 11 sales, sold for medians of $435,000 and $470,000 respectively. Home medians have progressively gotten higher in recent months. For example the median in July was $485,000 and $506.500 in August."
It should be remembered that much higher prices on the north shore of Kauai drove median prices for the entire island higher.
Prices are also pushed higher at a faster pace whenever there is strong demand because and a very limited supply of inventory. The 104 total monthly real estate sales (condos and single family homes combined) on Kauai in October is not very many for a population center of 60,000 people.
